Solutions in Building Limited is an established Chartered Building Surveying firm founded in 1999 and regulated by the RICS. We cover a full range of building surveying services predominately serving private and commercial clients throughout London and the South East. Our current work is split almost evenly between Professional Services Advice, Design & Project Services, Project Management, and Repair & Maintenance work. Our Professional Services Advice covers all Party Wall Surveying matters under the Party Wall etc. Act 1996, including serving notices and settling disputes through compiling and agreeing Awards; Dilapidations advise and settling of claims on behalf of both Landlords and Tenants of commercial property; Commercial Building Surveys and Schedules of Condition on behalf of investors and occupiers; Fire Insurance Re-Instatement Estimates for Landlord’s; Planning and Feasibility advice for commercial and residential developments. Our Design and Project Services cover measured surveys, planning design and applications, building control design and applications, specification writing, tender document compilation, tendering, tender reporting, and contract administration services if required through to project completion. Our work in this category mainly covers the design of one off private houses or small scale housing estates, individual blocks of flats, conversion projects from commercial to residential, refurbishment and extension projects (both commercial and residential), and space planning and fit out of commercial offices. Historically we undertook a considerable number of Interior Design refurbishment and conversion projects of restaurants in London and the South East, and since being founded we have gained recognition as a specialist in the extension and adaptive design of houses for occupants with mobility problems. Our Project Management Services have evolved out of the large number of projects we have been involved with where we acted as Contract Administrator under typically a JCT Intermediate or Minor Works Form of Contract. We can provide traditional project management services from the feasibility and project team selection stage through the tendering and site build process to completion, or alternatively we can act as the Employers Agent under a Design & Build Form of Contract. For Construction Management procurement methods we would normally use one of our long term consultant partners. Our Repair and Maintenance services are a rapidly growing part of our business and cover all types of commercial and residential property. Our services in this category cover the investigation, diagnosis and reporting of building defects, inspection and compilation of planned maintenance schedules and specifications for individual buildings or estates, and the tendering and contract administration of such projects through to completion.
